Benefits of Flat-rate Real Estate Legal Fees
We include all regular disbursements in our flat rate legal fee packages when signed in a single session in our Edmonton office. This means that there are no extra fees for file administration, document fees, courier charges within Calgary or Edmonton, photocopy and fax charges, land title fees to register one title and one mortgage, two hours of purchase/sale related issue resolution, and two separate payouts, if necessary, in residential real estate files. Out-of-town signatures may incur an extra price for a signing agent in the location where the documents are being signed, as well as delivery expenses to return the documents to our office.
Please keep in mind that our flat-rate costs do not cover certain additional services that are only applicable to specific transactions. Examples of extra costs include:
title insurance
Insurance certificate
condominium estoppel certificates
more than two payouts on a refinance
updating or obtaining compliance on Real Property Reports
encroachment agreements
encumbrance downloading & reviews
relaxation permits
rush fees (receiving documents within 72 hours of closing)
assignment of rents on rental properties
more than one mortgage registration
more than one title on a property (such as a titled parking stall or titled condo storage unit)
